If you are unable to locate your listing on a syndication site, follow the steps below to ensure that your listing meets all of the requirements necessary to participate in the LinkURealty Syndication network.
IMPORTANT UPDATE FOR ZILLOW, TRULIA & YAHOO!
Listings that are manually created and maintained are no longer accepted in a feed format to Zillow, Trulia and Yahoo!. This means that any provider, including LinkURealty, where the agent enters or imports a listing, and the listing is not kept up to date by the agent is no longer accepted and therefore we have discontinued our feeds to Zillow, Trulia and Yahoo!.
This would require LinkURealty to use MLS data to update the listing, which is against the MLS IDX data agreements, since we cannot take IDX data and provide it to a 3rd party. It would be up to the MLS to provide that data to the 3rd party directly, or a special agreement between the MLS and the 3rd party, such as Zillow.
The solution we offer, is through our IDX partners, listing syndication of MLS data can be purchased as an additional upgrade. Please contact Client Services at 1-888-995-4658 or submit a ticket for details.
IMPORTANT NOTE FOR FSBO (For Sale By Owner) LISTINGS
Some sites, such as Zillow, Trulia, Front Door and Yahoo! do not accept feeds for any For Sale By Owner properties. They will process feeds from agents, brokers, MLS, real estate vendors, large apartment communities, property managers, and property management software companies. In the case of "for sale" listing feeds, the true listing agent and/or broker must be represented, and the agent must have a contractual relationship with the home owner. In the case of "for rent" listing feeds, the entity representing the rental property must have permission from the owner/property manager to post the listing as "for rent". They do not accept feeds that contain For Sale By Owner, For Rent By Owner, Auction, REO, Vacation Rental, Time Share, Foreclosure, or Commercial Real Estate listings. These categories require custom marketing arrangements, find out more by contacting the sales department for those companies.
This has actually caused a major shift in the FSBO industry, because there were many FSBO websites using these platforms as their primary method of exposure, however those listings stopped appearing on these sites, therefore causing those people to no longer have any way to actually promote the listings. By listing it in the MLS, the broker listing the property would have to utilize a service to send those listings out to the syndication partners (under their name), or possibly the MLS or IDX service directly. however even then the listings still may not appear on those sites, since it is still technically FSBO.
In order for a listing to be added using our FS system:
The listing must have been listed with a Broker and MLS
The listing must have an MLS number assigned to it.
or the user account must be setup as a Multi-Listing Agency account.

IF THIS IS NOT A FSBO LISTING, then review the following:
1) How long ago was the listing entered into the LinkURealty system?
Please allow 24-72 hours for your listings to show on any Syndication website.
2) Besides LinkURealty Syndication, is there another source that syndicates your listings for you?
Some Syndication sites have a policy to show listings syndicated to them from a broker or MLS that are ahead of LinkURealty's listing feed, they do not display duplicate listings.
3) Check the to ensure Syndication is Enabled.
From the My Listings section. Click Listing Syndication Settings. Make sure the partners are CHECKED.
For individual listings, go to View/Edit Listings, click on Manage/Edit Listing, click Syndication settings. Ensure all boxes are UNCHECKED here.
4) Double check that all listing information is complete, and entered correctly.
Missing information is the most common cause for listings to not syndicate properly depending on the Syndication partner. Every Syndication partner has certain required elements that may not be the same for every partner. If by looking at the syndication report you notice that only a few partners are not showing your listing, this may be the case.
Examples of things to check for each listing:
Property does not contain enough data. Important information is missing or invalid.
Missing zip code, or inaccurate zip code.
Missing or invalid apartment or unit number.
Invalid price value, such as 0, or other characters.
Address is invalid, or incomplete. Please include a street, city, state, postal code, and country, in that order, separated by commas. Also make sure you are able to validate your locations through Google Maps.
Invalid bedrooms value.
Invalid bathrooms value.
Missing or invalid property size / lot size value (try number only for acres)
Missing title.
Extra tabs in any of the input fields.
Incorrect property type assignment.
Encoding problem in the description. Some of the characters could be invalid, if copied and pasted from word or similar programs. Please verify all the characters in your feed are valid for your selected encoding (UTF-8).
Some partners, like Trulia, require an MLS number.
No photos. Some partners do not display properties with no photos.
5) Occasionally the location information may not map accurately to a Syndication Feed partner.
This sometimes occurs because the address is associated specifically to the city name, district, or borough names. When these don't map to a feed partner's database of locations, there is little that can be done for partially integrated feed partners, as LinkURealty is not alerted of the error.
6) Ensure personal contact information is complete and accurate.
Some listing feeds require complete contact information including phone numbers, email addresses, first, and last names. Check your agent profile, or website profile.
*After any changes are made, allow up to 72 hours for the syndication web sites to update.*
If you still cannot reasonably find information about the publishing or your listing on a fully integrated feed partners site, then contact LinkURealty via a Support Request, from the Help Center, with the listing address and indicate which Syndication site is not showing the listing.
